FAQ

What is a property management company?

A company specializing in property management takes care of the daily operations of a building, alleviating the responsibilities of property owners or associations. This includes managing maintenance, finances, bookkeeping, and addressing unit turnovers. Property managers are responsible for overseeing all aspects of building management.

Why use a property management company?

Hiring a property management company can safeguard your investment by entrusting an experienced property manager to proactively manage your building. They work to create and sustain a desirable community that attracts high-quality residents. Supreme Asset Management’s property managers handle day-to-day building operations, financial management, maintenance requests, and marketing of available units. This allows building owners to enjoy the benefits of an investment property without constantly being burdened by the demands of its management.

Our property managers also cater to condominium associations by working alongside the Board of Directors to develop a thriving residential community. The responsibilities of a condo property manager include overseeing the day-to-day management of the building, setting and enforcing bylaws, facilitating long-term strategic planning, and providing recommendations to increase property value.

What type of properties do you manage?

Supreme Asset Management has the expertise to manage a diverse range of properties including condominiums, multi-family units, townhomes, single-family homes, and commercial properties.

Why should I hire Supreme Asset Management?

At Supreme Asset Management, we have a dedicated team of knowledgeable property managers who take pride in offering customized services to our clients. We prioritize your needs and maintain the highest ethical standards while providing top-notch service.

How will you determine the rental value of my property?

The value of a rental property is determined by conducting a competitive market analysis that considers various factors such as the location, amenities, availability of public transportation in the vicinity, and competing properties in the area.

How fast will my unit be rented?

Supreme Asset Management employs various effective marketing strategies to promote your property, including:

– Multiple Listing Service (MLS): We ensure your property is listed on the MLS, an online database accessible to all realtors.
– Online Promotion: Your listing will be featured on at least ten real estate websites.
– Referrals: Our extensive network of property managers and real estate agents enables us to share information and publicize available units.
– Pre-Rental Property Check: Before listing your property, we inspect and ensure that it is clean and presentable to prospective tenants.
– Appropriate Pricing: We use our extensive experience and conduct a competitive market analysis to price your property accurately. This helps ensure your property gets the exposure it deserves and is rented quickly.

How do you ensure quality tenants?

Attracting and retaining high-quality tenants is a crucial aspect of property management. To ensure this, we conduct a comprehensive background check, which includes examining credit reports, criminal records, and past eviction history. Additionally, we verify their employment status, position, and income, and seek landlord verification. We also collect a security deposit for all rental transactions. These practices enable us to attract responsible tenants who align with our goal of maintaining a desirable and well-maintained property.

When is rent due?

Rent is expected to be paid on the first day of every month. If any outstanding rent remains on the fifth day of the month, tenants will incur a late fee. In the event that rent is not paid by the 15th of the month, Supreme Asset Management will involve an attorney to resolve the issue.

How do you collect association dues/fees?

Supreme Asset Management collects association dues and other fees in compliance with the building’s rules and regulations. If necessary, late fees and/or legal action will be taken in accordance with the bylaws.

How are maintenance requests addressed?

Supreme Asset Management provides 24-hour emergency maintenance service and addresses all non-emergency requests as soon as possible. Tenants can submit maintenance requests by calling our phone number at 312-618-3130. If you submit a request after business hours, our 24-hour answering service will assist you. However, in case of an emergency posing an immediate risk to other units, Supreme Asset Management reserves the right to enter a unit without prior notice.
